Negotiate, Clarity.

Be very clear about your job responsibilities up front. How much are you expected to handle, will you be responsible to be at home inspections, delivering flyers, making appointments. Walking their dogs? Its all up for negotiation. They will ask you for favors and to do more so you need to have already had the conversation about what you are willing to do or be okay with saying no.
